My services

First contact



1. First of all I must know your needs, your desires and your search criteria: the type of property, the location, the new or second-hand construction, with a terrace, a garden or a swimming pool, the number of rooms, the bathrooms, the parking, the neighborhood facilities… and the budget you have. Depending on your answers I could tell you if your project is viable, what will be the different positive or negative points that I could meet and of course give you a quote for my service.

 

2. If you trust me and you want me to work for you then I will send you a contract that determines all the points you commit me to, and this in complete transparency. I do not work on percentage but with a fixed rate my objective being to get you a property at the best price, my fees are not a fixed percentage on the purchase price of the property.

 

 

Research and visits



3. Research and visits: thanks to my experience I have been able to forge a network that allows me to find properties for sale or about to be sold. I visit them to dismiss those who don't match you and keep only the best.

Then I send you a complete record of the various properties with all the 

characteristics photos and videos, but also, and this is very important about  the environment of the property. I have always said that I can show the most beautiful villas to my clients but if the environment, the city, the surrounding services do not please them, it's a waste of time! In general, thanks to my expertise, you save yourself 70 % of the visits you would have made with a traditional real estate agency.

4. This leads us to visit together only the properties which correspond as much as possible to your search criteria and which we have selected together upstream. Usually, this is where you have what you are looking for in any 

purchase, namely the "favourite".

Negotiations and signatures

5. But even if we have found the "favourite" it has to be at the best price! this is where I advise you on the offer that we can reasonably pass to the sellers. I know the market prices, and my assessment would allow me to 

determine its real value. Finally, we can always negotiate, but we just have to have the right arguments.

6. If the offer is accepted, then we proceed to the signing of the sales 

agreement. It is similar to the one that you could sign at home: a first 

payment of 10% at the signature and three months of deadline to sign beforea notary.There is, however, a difference, not the least, apart from the fact

that it is written in Spanish, the "contrato de arras" is not done before a notary but between the two parties or through an agency. It's subject to article 1.454 of the Civil Code, but don't worry, I am here to make sure this compromise is properly drafted.

Checks and changes

7. The paperwork when buying a property is overwhelming, especially when you don't have the time, if you don't know how it works and even more so if you don't know the language. This is why I collect, produce and review all the documents necessary for the signing and closing of the real estate transaction, so that everything is simpler: obtaining the N.I.E (Foreign Identification Number), opening a bank account, registration data, water, electricity, certificates of occupancy, energy certificates and the community, property tax (IBI) ... I can also provide you with an estimate of the purchase costs: taxes, notary and registration fees.

8. In summary, It is about you enjoying the process and being accompanied and protected in every step and that you have the absolute certainty of buying in the safest and most beneficial way, because in the end, we we are talking about a major investment, it is not a baguette that you are about to buy.
